VIEWINGS

Individual or block viewings are arranged in agreement with you, at a mutually convenient time. Showing a buyer round a property is a specific skill, and one which our sales team excel at. We can also arrange open houses and launches where we think it's suitable for the property to help us to achieve a better price. If the property is vacant we can hold keys and arrange viewings around the clock to get you the price you want, our team will be sure to send you regular updates/feedback on any viewings that take place

LEGAL

Once you accept an offer, the legal process can begin which means we will first write to all parties to confirm the agreed price, and then ask you and the buyer to confirm your solicitor's details. Once that is done we will prepare a memorandum of sale and your appointed solicitor will then proceed to send out a draft contract to the buyer's solicitors, ask you to confirm the fixtures and fittings included in the sale, obtain the leasehold management pack from the freeholder (if leasehold), review any enquiries raised by the buyer's solicitors, then finally respond to any additional enquiries following the buyers survey/valuation

EXCHANGE

Once the buyer's solicitors are satisfied with all replies to enquires, have evidence of good title and has a receipt of the buyers' mortgage offer, they are ready to exchange contracts! The completion date is then set by mutual agreements, both parties sign contracts, the buyer pays an initial deposit to your solicitors (usually 10% of the sale price) and finally - contracts are exchanged

COMPLETION

As expected from the name, this is the final step in the Sales process. Completion happens when the final remaining moneys (usually 90%) are transferred from the buyer's solicitor to your solicitors account. The Sales agents (CPL) will then release the keys to the buyer once your solicitor confirms the funds have all fully cleared into their bank account. Congratulations you have now sold your property!
